Every quarter we send you one short list, built from the equipment actually installed in your home. Not a seasonal checklist. Not a newsletter. Your boiler, your filter size, your pool, your first winter with an outdoor kitchen.

What arrives

Three lists, and one of them is free.

Every list splits the same way. It is the honest split, and it is the reason this is worth opening rather than deleting.

No cost

The ones you should not pay us for.

Filters, humidifier canisters, rinsing the condenser coils after a summer of salt air. Twenty minutes of work. We tell you the size, where the spares are, and how often. Mark it done and your record updates — because a home record that only shows our invoices is not a record of your home.

The ones the Record already covers.

Checking the expansion tank pressure. Documenting a detector nobody has recorded. Closing findings that have been sitting open in your manual. These come with the visit and carry no line item.

These need a trade

Estimated

The ones that need a licensed hand.

Boiler service before the heating season. The dryer vent run. The fireplace gasket. Each one priced off the published rate card, with the arithmetic shown. Take them to any contractor you like — or we bring ours on the same morning.

How we price it

You should never be surprised by an invoice from us.

Ranges, not invented numbers

Most work is estimated as a range because most work varies. Where scope is certain — a generator oil service, a dryer vent run — you get one fixed number instead.

We show the arithmetic

Every estimate says how we got there: the hours, the trade's rate from the card, and the consumables, on the item. Our rate card is published, so you can check it.

We name the overage before it happens

Each estimate also says what could push it up — a spent neutraliser, a cracked panel, heavy debris. If it lands high, we are confirming something we already told you.

Nothing above the high number without a call

Ever. And if the job comes in under, you pay the lower number and we tell you it happened.

What a year actually looks like.

  1. Spring

    After the salt

    Rinse the condenser coils, open the pool, check what the winter did to the envelope.

  2. Summer

    Before the storms

    Generator service, drainage and gutters, and the systems that carry a house through an outage.

  3. Autumn

    Before the heat comes on

    Boiler service, the fireplace gasket, the dryer vent, and every line that can freeze.

  4. Winter

    Looking at next year

    What is ageing, what is coming, and the reserve figure for the year ahead.

Everything you do — by us, by another trade, or by yourself on a Saturday — goes onto the record. Which means next year this list starts shorter, and the year after that, shorter still.
