A morning at your house. We photograph and record every mechanical system, appliance, panel and shutoff: make, model, serial, age, condition. Then we build your Home Manual — what you own, what condition it is in, what it will cost to keep, and what needs attention now.

Your manual stays alive. Ages roll forward, service gets logged, and four times a year we send you a list built from the equipment actually in your house — not a seasonal checklist.

Your house answers. Ask it anything. It answers from its own record, and only its own.

The Capture is priced by the size of the house.

A bigger house has more in it. Square footage sets the band; what is actually installed sets the work. Houses over 8,000 square feet, or with an elevator, dock or pool complex, we quote directly.

The Record: $39 a month, twelve-month term, or $429 a year.
A visit, when you want one: $195, credited in full against $800 or more of work done on it.
Trade work: Priced per item, as a range off our rate card, with the arithmetic shown, on every item before you say yes.

Four times a year we send you what your house needs. Some of it you can do yourself in twenty minutes, and we tell you so. Some of it needs a licensed hand. You decide, every time, and nothing happens unless you ask for it. Ranges, never quotes; never above the high figure without a call first.

Before you buy

The Buyer's Record.

A book about the house you are about to buy, and a clear page on what you can do with it: the public record, a capture the same morning, and the Rules page. Coverage room, setback room, the substantial-improvement threshold, the HOA's and the town's rules with their paragraphs. If you close, it becomes your record on day one. If you walk, you walk knowing why.

The capture band for the house, plus $495 for the Rules analysis when the town's and the HOA's documents are already on file, or $995 when they are read for the first time. Sold through your agent, before closing.

Rules change and are interpreted by the authorities that enforce them. The Rules page tells you what to ask; it never says what a house or a project is worth.
