Every machine in your house came with a manual and its maker's schedule. Codes say what a house has to keep up. Your address decides what the weather and the ground will do to it. It's all out there, in a drawer or on a government site, and nobody puts it together. So you find out when something breaks.

1Who looks at your house?
You walk it once with your phone. AHI does the reading.
Snap each thing as you go, room by room. AHI reads every photo: what the thing is, its parts and its label. It copies the label exactly, works out the year it was made from the serial number, then finds the maker's manual and reads it.

- Inside and out: the machines, the roof and gutters, the doors and windows, the shutoffs. It knows 163 kinds of things and puts each in its system.

When you sell
The record goes with the house
South Carolina's six-page disclosure, answered from evidence instead of memory. You still answer and sign it. At closing, the buyer gets the house's record.
When something breaks
A warranty is a promise from a stranger. The record is proof from your own house.
