You built it, and then it left. The owner calls someone else, the systems you chose go unrecorded, and in ten years nobody knows what is behind the walls. Keep the house on the record and it stays yours: your name on its book, your people on its rows, and the work that comes back comes back to you.
A builder’s family since 1947: Joe’s grandfather was a master stone mason who laid foundations on the Jersey shore from that year, and the family has framed and finished the houses on them since. Matt has built on the Carolina coast.
Your name beside ours
On the letter that opens every edition of the book, on the quarterly that goes out four times a year, and on the Emergency page with your after-hours number. Beside ours, never instead.
Your people on every record
The trades you refer are the owner's people: they read as the name on every row's serviced by, and the house drafts the message to them with the plate photograph attached. The owner never reads “a plumber”.
The fleet in one list
Every house you keep, what is on each record, and what is next. Everything booked across all of them. And one list of what is due across the fleet — three boilers ready for autumn, two generators never exercised — with a button that routes the work to your person or sends the owners their Book it.
Your rate card
Three lines are ours and fixed: the capture, the record, and the seasonal's checklist. The prices below them are yours, for the work you do, and your people's for the rest. An owner sees a range and the arithmetic, never a figure above the high one without a call.
What is ours, what is yours
We build the record and keep it true. You do the work on the house. The capture and the record are ours. Of each seasonal your own people do, 75% is yours and 25% is ours. Trade work goes to your people at their price, and we take nothing from it.

One house, then the rest.
We capture one of your houses, you read its book, and if it is what you would have written we do the others. Nothing is signed for the first one.
